Your purchase will entitle you, the buyer, to rent from me one single time, the property described for the dates and times stated. I verify that I currently have stated accommodations at this location for the dates stated and is currently in my name. I will have Wyndham issue a Guest Confirmation in your name, after your payment and after you also provide to me your name, your address, your phone number, and your email address. I will send the Guest Confirmation to your provided email address

YOU MUST TAKE THE GUESTCONFIRMATION WITH YOU TO PRESENT TO THE FRONT DESK. WITHOUT IT, YOU WILL NOT BEABLE TO CHECK IN.
The guest named on Wyndham Guest Confirmation must be at least 21 years of age to check in. Photo identification is required at check in along with major credit card. A refundable security deposit will be required at check in.
Traveler named on the Guest Confirmation must be present at the time of check in.
The initial Wyndham Guest Confirmation is included at no extra charge. However, any name and/or address change initiated by the buyer after the initial guest Wyndham  reservation system by the seller
, will incur a .00 change fee - no exceptions.
The seller is not responsible for fees charged by the resort for amenities and/or incidentals such as - long distance phone charges, parking, rollaway, meals, etc. the resort and are the sole responsibility of the buyer.
Daily housekeeping cleaning of the unit is not included.
The check out date and time is set by the resort and must be strictly adhered to. Please contact the resort directly for instructions if you anticipate a late arrival If check in assistance is required after office hours please contact the emergency number listed on your confirmation.
The buyer understands that each unit will be inspected before and after the reservation. The buyer is responsible for any damages and charges incurred by buyer.
Pets are not permitted. Failure to adhere to this policy may result in fines and termination of the reservation without possibility of a refund.
The resort assigns the unit. Unit views, floor, andlocation on resort property

The buyer may not exceed maximum occupancy standards indicated on the confirmation. Failure to comply with these standards may result in termination of your vacation stay.
Resort amenities may change from time to time and are governed by each resort. The seller is not responsible for any inconvenience of unavailability of any of resort policies relating to amenities may be acquired upon check in at the resort.
The seller is not responsible for inclement weather, power outages or acts of God which may inconvenience travelers.
The seller is not liable for injury, loss or damages to persons or property while traveling.
You may be asked, but you
DO NOT
have to attend a Wyndham time share  sales presentation.
